Answers to the questions owners ask most, before we've even met.
Our fee is a percentage of the income, calculated net of platform fees and Italy's flat-rate rental tax (cedolare secca): we only earn when you do. It covers full management, with nothing else for you to pay. The percentage depends on the property, its location and the number of homes you entrust to us: we'll give you the exact figure at our first meeting, together with your income forecast.
No. The first period lasts four months: just the right amount of time to judge our work on real results. After that, the contract continues on a rolling basis and you're free to end it at any time with one month's notice. We don't tie our owners into long contracts: we believe in the quality of our service and would rather you stayed with us by choice, not obligation.
Of course, it's still your home. Just let us know the dates and we'll block them on the calendar straight away, so you can stay whenever you wish. We only ask you to give us as much notice as possible: that way we protect bookings that are already confirmed and make sure your home is free and ready for you.
Damage caused by guests is their responsibility, and the main platforms offer dedicated cover for both property damage and liability. We handle every claim from start to finish, with solid experience and claims that have always been resolved successfully.
Straight away, and directly into your account. Unlike many managers, we publish the listings in the owner's name: the income from every stay goes to you directly from the platforms, without passing through us. At the end of each month you receive a statement and pay us only our commission. So you have full visibility of bookings, guests, income and costs at all times.
We work throughout Italy, from the big cities to the lesser-known villages. Before we start, we analyse the local market and your property's features to see whether short lets really are the most profitable option. If they aren't, we'll tell you frankly: sometimes a traditional or student let is the better choice, and we'd rather have a well-advised owner than one more contract.
